Lease & Applications

Q: How do I apply for an apartment?
You can apply directly through our website by clicking Apply Now. The process is quick and can be completed online.

Q: What are individual liability leases? Do you offer double occupancy/joint leases?
An individual lease provides each resident with their own separate lease agreement and responsibility for only his/her rental installments and applicable utility and parking charges. By signing an individual lease, you are only taking responsibility for your rental installments and lease terms and will not be held liable for any delinquent amounts owed by your roommate(s). We do offer limited joint/double occupancy leases for an additional fee.

Q: How long are the leases?
Our standard leases are 12 monthly installments, typically running August to July. Flexible lease terms may be available for an additional fee. Contact our office for more details!

Q: What if I need to break my lease or plan on going home for the summer?
All leases are 12 monthly installments beginning on move-in day and ending in July. If you need to get out of your lease early, you can sublease your bedroom space by finding somebody to take over the remainder of your lease. The sublease fee is a nonrefundable charge of $500. Please contact one of our leasing agents to discuss in detail.

Q: Is renter’s insurance required?
We require all residents to obtain a minimum of $10,000 in personal property coverage and $100,000 in liability coverage. There are multiple options to satisfy this lease requirement. Residents can purchase the policy of their choosing so long as it satisfies the minimum insurance requirements above as further described in the Required Insurance Addendum made a part of the lease. It is the resident’s responsibility to upload their policy through the online portal and ensure that it is up to date. If you do not have your own policy, you are able to opt in to the provided insurance through the online portal for $15 per month.

Q: What is a guarantor? Is a guarantor required?
A guarantor is a person, usually a parent or close relative, who legally agrees to pay your rent and cover property costs if you fail to pay. Most students will need a guarantor, however, we offer options such as a security deposit or third-party guarantor services if you don’t have one.

Q: If I am an international student, do I need a guarantor? What documents do I need to provide?
For applicants who do not have a credit history in the US and/or a guarantor, our team recommends proceeding with our security deposit option which is equal to two month’s rent upfront. Additionally, applicants who are citizens of another country must provide at least two of the following: a Passport; an INS document that entitles the applicant to be in the United States; proof of employment in the United States; or an I-20 verifying student status or proof of enrollment.

Q: How do I sign a lease if I’m under 18?
Yes, you can still live here if you’re under 18! You’ll need a parent or guarantor who is over 18 to complete the application and leasing process with you. You both would sign the lease jointly, and an updated lease will be sent to you once you turn 18 to become the primary on the lease.

Rental Installments & Payments

Q: What is an installment?
Your contract is based on a total amount that is divided into 12 equal installments for convenience. Your first installment will be due August 1st and the last on July 1st unless you choose to renew and stay for another year.

Q: Why is my August rent not prorated?
The total contract price is calculated for the days between your move-in date and your lease end date, which is why your first month is not prorated. You are not paying rent for the month of August, but rather your first installment towards your total contract price on August 1st.

Q: How do I pay rent?
Rent can be paid securely online through our resident portal with a bank account, debit, or credit card.

Q: When is rent due?
Rent is due on the 1st of each month. Late fees apply after the 3rd.

Amenities & Living

Q: Are all units furnished? What is included in the furniture package?
Limited furnished units are available, and what is included depends on the property and floor plan. Lease early to ensure availability, and contact the property to learn more!

Q: Can my pet live with me?
Yes. Tenants must submit their pet to a Pet Screening service. A pet fee and pet rent will apply. Certain breed restrictions apply.

Location & Transportation

Q: How close are the communities to campus?
Our communities are located minutes from FSU, FAMU, and TSC — many within walking or biking distance of the FSU campus. Check each property’s page for its exact location and map.

Q: Is there parking available?
Yes! Resident parking is available with a required parking permit for an annual fee of $100. Free visitor passes are available in the Leasing Office on a first-come, first-served basis (not valid on FSU home game days). We also offer a limited number of Pay-To-Park spaces on property.

Q: Is the property on a bus route?
Yes, a number of our properties are on FSU and City of Tallahassee bus routes. Visit the StarMetro routes page for more information on bus routes, as well as a real-time map.

Maintenance

Q: How do I put in a maintenance request?
You are able to enter a maintenance request through your online portal by going to “Maintenance” and using our resident concierge to assist you. You are also able to contact the leasing office during office hours to enter one for you. In case of an emergency during office hours, please contact the leasing office immediately.

Q: What if there is an emergency after hours?
We offer emergency maintenance after hours. Please call 850-788-6986 for assistance.

Move-In & Move-Out

Q: What should I bring when I move in?
Bring your personal furniture, kitchen supplies, and décor. We recommend also bringing Wi-Fi-compatible devices, bedding, and toiletries.

Q: How does move-out work?
At the end of your lease, you’ll receive detailed move-out instructions. Be sure to clean your unit and return your keys to avoid extra charges.
